Collier County Home Sellers Cutting Prices: Naples Listings Down Nearly 7% Year-Over-Year

Naples, Fla. — Collier County’s red-hot real estate market is showing fresh signs of cooling. New figures from Realtor.com reveal that the median home listing price in the county dropped to $699,000 in August 2025, down 2.5%from July’s $717,000.

Year-over-year comparisons paint an even clearer picture: prices are down 6.8% from August 2024, when the median asking price stood at $749,999.

The decline suggests sellers are adjusting expectations after years of soaring demand and bidding wars in Naples and the broader Collier County region. Realtors note that higher mortgage rates and an increase in available inventory have tilted the market closer toward balance, giving buyers more leverage than in recent memory.

“Buyers are more cautious right now, and sellers are recognizing that the days of automatic multiple offers are over,” said one Naples broker. “It doesn’t mean the market is crashing, but it’s definitely correcting.”

Despite the cooling trend, Naples remains among the most expensive housing markets in Florida, with median asking prices well above state and national averages. The latest dip could entice seasonal buyers and retirees who had been priced out during the pandemic-era surge.

Analysts caution that while prices are moderating, the region’s limited land supply and strong luxury market may prevent any steep downturns. Still, for the first time in several years, Naples house hunters are seeing something unfamiliar: sellers willing to negotiate.
