Marco Island Real Estate Market Surges in September 2025
Sales jump 139% year-over-year as activity heats up across all property types
The Marco Island real estate market came alive in September 2025, showing one of its most active months in recent memory. According to the Marco Island Area Association of REALTORS®, total property sales skyrocketed 139% compared to the same month last year — with 67 total transactions versus just 28 in September 2024.
The surge spanned every property category. Single-family home sales tripled, climbing from 13 to 39 — a 200% increase. Condo sales rose 64%, from 14 to 23, while vacant lot sales soared 400%, from just one sale a year ago to five this year.
That uptick in activity translated to a major boost in overall sales volume, which hit $129.6 million, up a remarkable 207%. Homes accounted for the bulk of that figure at $94 million (up 213%), followed by $27 million in condos (up 156%) and $8 million in lots (up 474%).
Despite the sales boom, prices were mixed. The median sales price for homes edged down slightly to $1.55 million (a 1% drop), while condo prices climbed sharply to $686,000 (up 44%). Vacant lots, however, saw a steep decline — falling 49% to $700,000. Overall, the market’s median sales price declined 14% year-over-year, suggesting that while more deals are happening, some sellers may be adjusting expectations.
Properties also sold faster. The average days on market dropped 49% overall to 134 days. Homes moved the quickest at 93 days (down 35%), while condos averaged 183 days (up 38%), and lots just 127 days (down 75%).
Inventory tightened slightly, dipping 4% to 494 total listings. That included 160 homes (down 12%), 263 condos (down 3%), and 71 lots (up 18%).
The data, covering all Marco Island single-family homes, condos, and lots, reflects figures from the Marco Island Area Association of REALTORS® Multiple Listing Service for September 2024 versus September 2025.
Overall, the numbers paint a picture of a revitalized market on Marco Island — one marked by faster sales, strong demand, and an evolving mix of price trends across property types.
